
TNHA Programs
TNHA owns and operates over 300 properties throughout the Arctic Slope making affordable housing available to our communities through a wide variety of housing programs as well as access to supportive services that can help program participants improve their current economic situation and movement towards self-sufficiency.
Rental Programs
As a Tribally Designated Housing Entity, TNHA offers a federally-funded HUD Low-Rent program designed to increase affordable, safe, and sanitary housing opportunities for low-income Alaska Native and Native American Indian families. Multi-family units, duplexes, and single-family homes are made available at a reduced rate through this program. Applicants must pass a background check and be at or below 80% of the median income for their area. Income limits are available here.
Through our Market-Based Public Rental program, TNHA provides much-needed market-based rental housing for the Utqiaġvik community. The income generated through this program acts as a supplement to our grant funding for other affordable housing programs. Multi-family units, duplexes, and single-family homes are managed through this program. Applicants must pass a background check, have a good rental history, and provide income verification as part of the application process.
TNHA’s Tenant-Based Rental Assistance (TBRA) Program provides housing assistance for eligible Low-Income Alaskan Native/Indian applicants to rent from private landlords on the North Slope. Landlords receive consistent payment through a rental subsidy paid directly to them and program participants are given greater access to housing within the community. Applicants must pass a background check and be at or below 80% of the median income for their area. Once approved for the program, applicants are responsible to find a landlord.

Home Buyer Programs
TNHA’s Mutual Help Homeownership Opportunity Program provides homeownership opportunities for qualified lower-income Alaska Native/Indian families. The program permits families with homeownership potential and verified need for housing, to buy decent, safe, and sanitary housing at a cost that is within their means.

The homes included in this program were developed using Federal Indian Housing Block Grant (IHBG) Subsidies Received by TNHA in Accordance with the Native American Housing Assistance and Self-Determination Act of 1996 (“NAHASDA”). NAHASDA Restricts the Current and Future Use of the homes in this program in order to ensure that Federal Dollars continue to support affordable housing for low-income Alaska Native/Native American Families during the home’s useful life by placing the land in the covenant.

TNHA’s Lease to Own Program is designed to provide families who are truly committed to owning a home and meeting homeownership responsibilities but are not quite credit ready, with the timeframe to become mortgage ready so they may attain a conventional or subsidized home loan through a private lender. TNHA will provide qualified families with an affordable, short-term lease and upon completion, the family will attain a private loan to purchase the home.
