Repair Cost
TNHA performs all repairs on our units and we rely on you to help us keep them in good repair for the community. Please make sure to report any concerns or damages you are aware of. Some repairs outside of normal wear and tear will incur a labor charge of $75 – 125/hour plus materials depending on the repair. See below for a list of some, but not all examples:
- Toilet and drain clogs – Don’t flush wipes or paper towels!
- Broken windows
- Holes in walls and doors
- Misused exterior electrical outlets
- Lightbulb replacement
- and others

After-Hours Emergencies – Call (907)852-7150
TNHA uses a call answering service for after-hours, weekends, and holidays. For all emergency requests during these times, call the main office at (907)852-7150. If it is not an emergency, leave a message and TNHA will respond the next business day. If it is an emergency, TNHA after-hours crew will be activated. They will call you at the phone number you gave before responding. You must answer your phone. If there is no answer, TNHA will not be dispatched. If you have private numbers blocked, please unblock them before calling.
Non-emergency repairs will incur a charge of $125/hour at a minimum of 1-hour, if you tell us it was an emergency and it was not. Please be conscientious of after-hour requests as our crew works a full, day-time shift as well.
- Locked out in the cold and need assistance to get inside.
- Lock-out Fee – $85
- Water leak that cannot be stopped and is not containable.
- No charge if not tenant caused
- Drain water is backing up and is not containable. (i.e., Toilet overflowing)
- No charge if not tenant caused
- Drain water is usually containable and can wait until the next business day
- If this is the case, please submit your request through the “Repair Request Form” tab.
- Gas smell from/near Oven, Furnace, Water Heater and/or Laundry Dryer.
- Leave the unit and dial 9-1-1 before calling TNHA to report
- Visual fire and smoke
- Leave unit and dial 9-1-1 before calling TNHA to report
- No Heat: boiler stopped working and room temperatures are dropping fast.
- Fire alarm for the entire building is going off
- Not a chirping smoke detector!
- Window that can’t be closed to stop cold.
- $125 charge
- Do not leave open windows unattended in winter.
- Frozen windows are tenants’ responsibility.
